&lt;p&gt;1 - You don't need to keep reading the file in every time you do a replace. &amp;nbsp;Just work on the same string variable.&lt;/p&gt;
&lt;p&gt;2 - You don't really need the extra variables strNewText and strNewText1. &lt;/p&gt;
&lt;p&gt;3 - You are adding extra CRLF's to the end of the file. Just use Write.&lt;/p&gt;
